Many states now have mandatory disclosure laws as to who the agent is working for. Before you start looking for a home, decide on what level of representation you need.
Agents working for the seller: If an agent has a home listed, then that agent is an agent of the seller. The agent has promised to do their best for the seller, not you the buyer.
Agents just working for one party in a transaction: These are agents who only represent the buyer or the seller, never both at the same time.
Agents working as a disclosed Dual Agent in a transaction: Many states allow dual agency where the agent is working on behalf of the seller and the buyer. Representation for both parties is reduced as the agent cannot disclose any confidential information for either party to the other.
Agents working merely as a transaction broker. Agents who do not sign a buyer’s agency agreement with you can help you find a home, but they cannot give any advice on negotiating the contract. They have to remain neutral.

Rexburg is home to Brigham Young University-Idaho, a Latter-day Saint (LDS/Mormon) institution of higher learning. BYU-Idaho's current president is Kim B. Clark, former dean of the Harvard Business School. The University began as a small high school-level academy on a site known as Mosquito Bend in 1888. It was later named Ricks Academy and became a junior college called Ricks College, in honor of Mormon pioneer Thomas E. Ricks. At one time, Ricks College was the largest private junior college in the United States; it became a four-year university in 2000. The city takes its name from its founder, Ricks, and was formerly known as Ricksburg. The serving of hard liquors has been prohibited since 1947, and the predominately LDS culture has left the city with almost no nightclubs and bars, and no coffee shops (although convenience stores and some restaurants now sell beer, wine, and coffee). -- Source: Wikipedia.com
